The Gravitus valuation and property/facilities management team has five senior property executives, including a Group Director and support staff.  The team has a professional advantage over much of the competition because each of our executives has at least 10 years experience, with other executives having in excess of 20 years experience. Gravitus valuation and property menagement is a tight professional unit delivering personal service meeting our valuation briefs and property assignments in a prompt and pragmatic fashion. Our expertise and services include:

  • valuation of most classifications of real estate including development projects and asset portfolios.  The team has accreditations with banks, other lending institutions, private funds, government and semi government organisations, local councils, developers, small investment funds, and private investors.
  • in difficult markets we believe we can deliver accurate, professional and current valuation reports to the highest standards.  Over 2009/2010, our team has valued in excess of $150 million worth of residential, commercial, industrial and retail properties.  We have a continual flow of small to large valuation and consultancy projects on behalf of our clients.
  • property advisory and consultancy. The valuation and property management team has provided sound, well researched property advice and consultancy to various clients over many years on the eastern seaboard of Australia, in matters ranging from highest and best use of vacant parcels of development land, value add to existing property investments that may be under utilised, advice to tenants and landlords, rental advice, structures of proposed leases, and advice on sale and lease back transactions.
  • property and facilities management for various commercial, retail and industrial project properties in excess of $80 million on behalf of clients
  • property management of commercial, retail, industrial and residential property. To provide property owners with professional advice, development and execution of property strategies that are designed to achieve optimum performance of the property asset.  These services include; prompt rent collection, outgoing recovery, lease administration/negotiations, most importantly tenant retention, rent reviews and on-going negotiations, building maintenance, reporting and meeting budget projections.  Our property management systems are fully computerised and our property owners receive complete monthly reports which clearly identify the status of each property.  We are continuing to expand our property management portfolio with new opportunities becoming available through our extensive network of clients.
  • sales and leasing of selected property. As licensed real estate agents, from time to time we have the opportunity to assist some of our property management and other clients in the disposal and or leasing of various property assets. Whilst this is not one of our main activities, we have found over the years, it has been a useful adjunct in assisting with our clients requirements.
  • every report prepared by the team is checked by a Director and / or a nominated senior manager to ensure the highest standards are maintained.

Handley Partners Property

Spans over 30 years in the Australian and South East Asian property markets in all facets of real estate including residential, commercial, industrial and retail properties. Ian has over the years undertaken various valuation tasks in the Sydney metropolitan area, regional NSW and elsewhere in Australia, with particular emphasis on development and investment properties for various financial institutions.

Prior to establishing Handley Partners Property in 2000 and operating as a Principal in other related businesses in earlier years Ian was employed with Hill Samuel (Macquarie Bank), City Mutual (Capita), Richardson & Wrench and AMP Society in various executive capacities, relating to property and finance.

At Handley Partners Property, Ian co-ordinates and provides comprehensive professional services to the various government clients including Department of Planning, corporate clients such as  financial lending institutions, other companies and small superannuation funds and private clients. In addition the company operates a significant commercial, industrial and residential portfolio, and applies professional and best practice standards throughout its business operations to provide optimum returns and solutions to our clients.

The valuation and property/facilities management team are at the "front end" of the development process in terms of determining the viability of such projects, and whether or not there is a "team involvement" for the rest of the Group. In addition, once a project is completed, and on the assumption will be leased or even owner/occupied we can provide an ongoing professional property and/or facilities management at the "back end".  Specialisms therefore include:-
